#46 Teams That Endure


Your excitement has gone from those early dreams to the reality of owning your own home.  The process was an adventure that was challenging at times, and educational throughout.  Overall, new advantages have developed and emerged that may have been quite unexpected!

Your initial move of making the right “fit” by connecting with your competent, congenial and appropriate Home Mortgage Loan expert has led to a vital bonus:  the development of a “professional team” that can move forward with you well after you have received the keys to your own home.

In past articles, I have mentioned the importance of having the right professionals to comprise your home acquisition team. The process that unfolds is not a “one person” situation.  The skills and expertise needed for success is actually a coalition of several experts.  In the process of acquiring your home loan, each step and stage reaches outward from your home mortgage loan agent to other relevant experts.  Each of their roles in the qualification and implementation process of your home purchase is special and of equal importance.

There will be combinations of several venues that will make up the team appropriate to your situation.  Starting with your loan officer, other experts will come on board as relevant and as needed.  (For instance, if you were buying rural property for raising livestock you would be accessing input and help from experts with specific agricultural and livestock qualifications.)   Some aspects of every team are the same, but each team may vary in consideration of particular factors – such as a dairy farmhouse, a vineyard home or a cottage with pear orchards.  Those teams would differ somewhat from teams appropriate to an urban home or mountainside cabin client.  Typical team members that join your mortgage loan officer may include a residential realtor, an attorney, an accountant, a general contractor, and relevant special experts.   I revisit the subject of “Team” from time to time because its importance can’t be emphasized enough!

Constructed effectively, your team is a new, personal asset that can endure with you, over time.  As you move from first home ownership to subsequent needs and life developments, what could be a better part of your planning than having a team of experts – of known quality and compatibility  -- as close as a phone call?    Whether your subsequent needs involve problems with (or additions to) your plumbing or electrical systems, doesn’t it make more sense to pick up the phone and speak with folks who already know you and know your home?  Your familiar General Contractor is the one to contact to add that swimming pool or do repairs or improvements on your structure for yourself – or before you put your Residential property back on the market.

Building your team with the future in mind is just smart.  When perfectly normal life situations arise – and they will – consider the advantages of familiarity.  When a situation is pressurized, when a crisis presents itself or when an emergency occurs, you shouldn’t have to rely on strangers; you will want the expert you already know –whenever possible.

Things come up!  Changes occur in job or career paths that might involve re-location – sometimes with flexible options, sometimes not.  If you had to relocate temporarily you might want help structuring your property for short term leasing.
If you had to relocate permanently, and needed to sell your property and purchase elsewhere, why not rely on the residential realtor who assisted you in the first place? 

Families expand and you might have to build additions to your house; or, you might have to sell your house and find one more suitable – larger and closer to schools.

It is entirely in the realm of possibilities that unexpected (and unwanted) problems can arise concerning your house and property.  Conflicts may arise between neighbors concerning issues such as pets or livestock – or one of a zillion issues that can arise with children!  Hobbies, parties or the intrusion of noise all present potential conflicts between neighbors.  Most can be resolved informally.  However, you might need the family attorney on your team to mediate solutions, or, in more serious situations, to handle bona fide legal actions.

It need not be only negative situations where professional services may be needed from your familiar team.   For instance, there might be an improvement that involves property lines or easements, and that necessitates mutual positive agreement with adjacent property owners.  You have the help you need.

Developing and retaining the good will of a professional team that endures, is worth the energy, effort and time for building those good and lasting relationships!
