#14 Communication, The Vital Connector
Now that you have your Pre-approval
in hand and have chosen an appropriate Residential Real Estate agent, and have
begun your home search in earnest, new layers and complexities will be
developing. (No one said it would always be easy!)
The obvious disciplines
are: Keep all lines of Communication
open between you, your loan officer and
your realtor! And, when in doubt
about anything – large or small – ask! That, of course, is a simplistic way to
hint at two very important disciplines.
First, it is
a good idea to cross-inform your Loan Officer and your Residential Realtor
concerning all of the important factors!
Second, it’s OK to change your
mind about something –anything – just be
sure to inform all parties.
It is important that your
Realtor clearly and thoroughly understands the specifics of your loan Pre-Approval.
That’s the perfect opportunity and best reason to introduce your Realtor to
your Loan Officer as soon as possible. They
will be working closely on your documentation as you move through your home
search, and you will want their communication to be easy and comfortable.
Making changes in any of your
directives should be timely and considerate.
For instance... maybe having a pool makes insurance too high so you
change your mind about having one. Or, maybe
a rural location presents too many challenges, and you would rather be in town
after all. Items like those changes (of
position or preference) may be just a
line item on your planning notes, but they can mean a lot of misdirected time and energy for your Realtor
if you do not share such changes asap!
When changes (such as new
preferences) occur that might impact the parameters of your Pre-Approval, it’s
important that your Realtor and Loan Officer be on comfortable and familiar
communication terms. After all, they
are key to your success! The details of
a prospective purchase choice should always be shared with your lender. And, that’s
one of the best reasons to have your Loan Officer review all documents in
process.
It is easy to see why good communication among all the
members of your growing team is vital! Detail management, accuracy, appropriate timing, and
document clarity are vital factors that move your project along
efficiently. Just as your Pre-Approval
has specifications and limitations – including
a time limit – listed residential properties also have very specific
conditions and particulars that drive their availability to prospects like
you. When questions are asked, answers are needed
and timing is critical, it is important that all of your team members have easy
access to each other.
Building that team is part of
the excitement that makes your home search real, and that makes all the
groundwork worth it! As your home search
project develops and expands, you will be adding more (and more) team players. That
reality only serves to emphasize the importance of clear and comfortable
connections.
Concerning Communication, most of us have had experiences that remind us of what
can go wrong when the right information didn’t get to the right place at the
right time!
Coordinating your team members is important. Your Loan
Officer can be of great help as you bring together the key factors and
individuals who will be essential to your goal achievement. Remember, that Loan Officer has been
through all the details of pulling your history and documentation
together. By now, they know you pretty
well! Who could be better positioned
to assist you with bringing your team together?
